I am writing to express my concern regarding the proposed zoning for Puckane in the Councils Report on Submissions received
to the proposed Western Area Local Area Plan.
I am a Resident of Puckane, I do not want to see Puckane Village zoned for 68 Acres of proposed Development .
I want to know How does North Tipperary County Council propose to provide the essential services that any development
for the Houses that this zoning proposal if accepted will eventually contain ?
Why does so much land have to be zoned for our peaceful rural village ?
Also, How do you intend to address the huge infrastructure needed if this proposed zoning is adopted, specifically in
regard to the following issues :
1.) Sewage works already at capacity
2.) School capability to enroll the hundreds of students this proposal would allow
3.) Road Safety and capacity which is already barely capable and no needed repairs on roads and pedestrian walkways have
been properly addressed in years.
4.) Installation of the necessary Power and telephone lines.
5.) Safety and Security which is already an issue, especially for the elderly.
6.) The proposed location of a commercial zone at " MP6 " off a secondary road, as this will draw traffic down
from the main Nenagh Road (R493) past our School, Church, Village Center, Cuan Deirge, Hurling field and Ballycraggan and
then give it the option to use the Dromineer road (L5006) to return to Nenagh.
7.) There is not at present enough area's located as " Amenity areas for all."
8.) Who will take care of the required maintenance of these areas if allowed?
9.) How safe will it be for our Fire Brigade Emergency Service and Ambulance Emergency Service when the worst inevitably
happens at one of these proposed area's? Can our roads cater for these emergencies
10.) How will Nenagh Hospital cope with the extra load?
11.) How does this fit your description of sustainable development as set out in chapter 2 of the North Tipperary County
Development plan ?
12.) Our village is not capable of carrying all the construction vehicles, equipment and materials that this " Proposed
Zoning " would allow.
I insist that all these questions be answered before you consider any of the proposed areas for zoning currently in your
revised plan. I want you to reject this plan as currently drafted.
I demand an answer on all these issues immediately.
